Everything You Need to Know Before Building a Verandah

Many verandahs require council approval, although the requirements depend on the size, location and design of the structure. We can identify the likely approval requirements and include the necessary documentation and engineering in your proposal. 


The cost depends on the size, roof style, materials, site conditions and any additional features you choose. After inspecting and measuring your property, we provide a clear, itemised proposal for your project. 


Photos and basic measurements can help us provide an initial guide. A site visit is normally required before a final quotation so we can confirm dimensions, access, attachment points, drainage and other site conditions. 


3-4 months. The overall timeframe includes consultation, design, engineering, approvals, material ordering and installation.

A straightforward project may move relatively quickly, while custom designs or more involved approval applications can take longer. We will explain the expected process and likely timeframe before you proceed.


Most verandahs can be installed within several days, although larger or more complex projects may take longer. Weather, site access and additional work such as electrical installation can also affect the schedule. 


A verandah generally has a solid or partially covered roof designed to provide dependable protection from the weather. A pergola may have an open, slatted or partially covered roof and is often used as a decorative garden structure. 


Yes. A verandah can be attached to your home or constructed as a freestanding outdoor living area. The right option depends on your property, preferred layout and the way you want to use the space. 


Each verandah is designed around the available space and your intended use. We can create compact entertaining areas through to larger outdoor living spaces for dining, cooking and family gatherings. 


Common options include flat, skillion and gable roof designs. We will recommend a roof style that complements your home while providing suitable height, shade, ventilation and weather protection. 


Yes. The roof profile, colours, proportions, gutters, posts and finishing details can be selected to complement the existing style of your property. 


A range of contemporary Colorbond colours is available for the roof, frame, gutters, fascia and other components.

Colours can be selected to match the existing home or create a complementary contrast. Final availability may depend on the selected materials and product range.


Our verandahs are constructed using the Fielders Centenary® steel system. Structural beams and posts are manufactured from roll-formed COLORBOND® steel, providing a strong, durable and low-maintenance alternative to timber and other brands.

Depending on the design, roofing options may include Fielders C-Dek™ steel roofing, traditional corrugated steel profiles or insulated roof panels such as Bondor InsulRoof® or SolarSpan®. Matching steel gutters, flashings and structural components complete the system.

A wide range of COLORBOND® steel colours is available to coordinate the roof, beams and posts with your home.


Yes. Translucent or opaque roof panels can be incorporated to allow more natural light into the verandah and adjoining rooms. Their location should be carefully planned to balance light, shade and heat. 


Insulated roofing may be available for customers wanting improved temperature control, reduced noise and a more finished ceiling appearance. We can compare insulated and single-skin roofing options during the design stage. 


Yes. Options can include outdoor-rated ceiling fans, recessed downlights, feature lighting, power points and switches. Electrical work must be completed by a licensed electrician and will be detailed separately in your proposal. 


A properly designed and installed verandah provides substantial protection from rain and sun. However, wind-driven rain may still enter through open sides, particularly in exposed locations. In these situations, privacy screening, outdoor blinds or additional weather-protection features may be recommended.

Water leaks are most commonly caused by poor design, inadequate drainage or substandard installation.


The verandah will include suitable gutters and downpipes to direct rainwater away from the structure. The final drainage arrangement will depend on the existing stormwater system and site conditions. 


Yes. Privacy screens can be incorporated to create separation from neighbouring properties, block less attractive views and make the outdoor area feel more private and comfortable. 


In many cases, a verandah can be designed to allow outdoor blinds or screening to be added in the future. However, these features should be considered as early as possible because they can affect the final design, including post locations, clear openings, mounting points and structural support.

If blinds are not considered during the initial design, it may be difficult to achieve the best possible weather protection later. The width and height of each blind also need to be carefully planned, as excessively large blinds can be more exposed to wind and may have a shorter service life.

Planning for future blinds from the beginning helps ensure suitable clearances, stronger fixing points, better coverage and a more durable finished result.


Often, yes. We will inspect the existing surface, levels, drainage and footing requirements to determine whether the verandah can be constructed over the area safely. 


Not always. A verandah may be installed over existing concrete, paving or another suitable surface, but the posts will still require compliant footings. New concrete can be arranged separately where required. 


Yes. We can assess an existing structure and design a replacement that improves its appearance, durability and usability. Any demolition or removal work will be identified in the quotation. 


Many sloping, narrow or restricted-access sites can be accommodated with a customised design. A site inspection is required so we can assess levels, boundaries, access and structural requirements. 


Steel verandahs are generally low maintenance, but routine care will help preserve their appearance and performance. Gutters and downpipes should be kept clear, and roof sheets, posts, beams, fixings, joints and sealants should be periodically checked for damage, deterioration or movement.

Fielders recommends washing areas that are not naturally cleaned by rain—including the underside of verandahs—with clean water at least every six months. More frequent cleaning may be required in coastal locations or areas exposed to salt, dust or industrial fallout.

If accumulated dirt or salt is not removed by rinsing, use a mild detergent with a soft-bristle brush, then rinse thoroughly with clean water. Solvent-based cleaners and hard-bristle scrubbing brushes should not be used.
